Our Portfolio and Services

As of Q4 2016, the Live Oak portfolio of owned and third-party managed assets exceeded eight million square feet (8MSF) across all submarkets and product types. The Leasing and Property Management teams are dedicated to the highest level of service to the existing tenant base and pride themselves on maintaining preeminent market intelligence in the business. The development activities of the organization remain focused on the creation of unique assets which provide optimum appreciation and returns balanced against a conservative risk and leverage model and long term hold strategy.

Our Lineage

For more than thirty five years, the principals and professionals who merged to form Live Oak have represented a leading force in Central Texas commercial real estate. Live Oak is the product of a strategic merger of three respected organizations; Live Oak Group, The Gottesman Company and the Leasing and Property Management Divisions of Trammell Crow Company (TCC). Formed in early 2007, Live Oak is a vertically integrated, full-service commercial real estate firm with diverse holdings and operations spanning the office, retail, industrial and land development sectors of the Central Texas market.

Live Oak Group

Founded in 1983, Live Oak Group was a privately held commercial real estate company with a reputation for integrity and creativity across a broad array of "Class A" projects, including office and retail properties in Central Texas and other regionally-based markets.

Founders Jim Holden and Dan Herd came from different provinces of the real estate world to create this innovative company. Jim's background encompassed leasing, management and construction of commercial property while Dan's emphasis had been on the transactional side as a practicing attorney specializing in commercial real estate. Together, they formed a unique partnership which has survived the tests and challenges of at least three major market cycles. Over the course of 25+ years together they built both an outstanding portfolio of owned assets totaling approximately 700,000 square feet and a vertically integrated real estate services company recognized within the market for its exceptional dedication to quality and integrity.

The Gottesman Company

Sandy Gottesman made the decision to make Austin his home in 1969 when he enrolled as a freshman at the University of Texas. Nearly fifty years later, true to his early decision, he continues to reside in Austin. Following graduation from the University in 1973, Sandy joined The Trammell Crow Company as a leasing agent rising rapidly through its ranks and ultimately serving as its Regional President. Under Sandy's leadership TCC was the leading force in Austin's commercial real estate sector.

After 20 years with the Trammell Crow Company, Sandy moved in a new direction forming The Gottesman Company in 1993. With a well recognized expertise in the industrial, office, retail, and land development sectors the Gottesman Company continued to play a significant role in Austin's commercial real estate marketplace, developing approximately 3,000,000 square feet of space from 1993 until the merger in 2007.

Over that thirty year period Sandy and his organizations have made an indelible mark on Austin. He has not only been keenly involved in several premier development projects that shape the City, he also has taken a leadership role in the restoration of historic downtown buildings, innovative reuse in Austin's warehouse/entertainment district, and in creating environmentally sensitive new space for Austin's growing economy. Sandy's philosophy of building quality projects, designed and maintained for a long-term investment meshed well with Live Oak Group's core values and beliefs, making the merger an easy decision for all parties.

Trammell Crow Company Leasing/Management

In late 2006, Trammell Crow Company (TCC) was acquired by California based CB Richard Ellis, Inc. The timing of that transaction coincided well with the contemplated merger of Live Oak Development and The Gottesman Company and the potential synergy realized through the combination of these three entities was readily apparent, as the Property Management and Leasing organizations became a critically important element in the formation and launch of Live Oak-Gottesman, LLC in 2007.

With an entrepreneurial spirit and ample experience from their tenure at TCC, a team of 10 former TCC employees moved over to help form Live Oak-Gottesman, LLC. A solid team for over a decade, the individuals pride their success on providing exceptional services to various clients including institutional and private investors.
